From the late 19th century, the house of Josef Bureš, one of the founders of Budoucnost Park, stood on the site of today’s new building. He commissioned a single-storey villa, dominating the north-western part of the newly developed recreational area of the town, to be designed and built by the local builder Josef Šupich. The villa, damaged primarily by poor maintenance and insensitive alterations during the second half of the 20th century, no longer met the functional or aesthetic needs of its current owner. Although renovation plans were drawn up, the decision was ultimately made to demolish the original house and construct a new one in its place.

The discerning client, with a keen interest in architecture, was drawn to the work of Prague architect Karel Mrázek, founder of Ateliér KAAMA. Over a career spanning more than thirty years, Mrázek has worked on both interior designs and residential projects. What particularly appealed to the client was Mrázek’s own house and studio, which has been admired for its functional layout and minimalist design.

The project in Havlíčkův Brod has echoes of Mrázek’s house in Prague-Kobylisy while also drawing on elements from the Pernikářka apartment building in Prague-Smíchov. In addition to the materials used, the Brod project shares the same tranquil setting and open views onto the landscape.

The architect designed a cubic house embedded into the sloping plot on the site of the original building. The mass of the building has been emphasized by placing it on a recessed basement plinth, which houses the garage and technical facilities. The first above-ground floor serves as the living area, emphasizing the continuous flow of space while still allowing for the clear separation of functions. The sense of openness is enhanced by the high ceilings and doors reaching up to them. From the second above-ground floor, designed as the family’s private space, a green accessible roof terrace for relaxation is reached via an iron staircase.

The street-facing facades are only punctuated by narrow windows, thus respecting the house’s internal layout. By contrast, the south facade, looking onto the park, is fully glazed, offering views of the greenery from the main living areas. The overall architectural expression is further defined by the ventilated exterior cladding, finished with Parklex panels mounted on a supporting frame.

The high-quality construction is complemented by interior fittings from the local Čadas Interiér firm, which harmonize seamlessly with Mrázek’s design.
