Together with the building on the opposite bank of the Sázava River, No. 9 (HB-9), the apartment house of the Peychl family became part of the first developments in the newly regulated district of the town. The area laid out along both banks of the river offered exclusive plots with direct views of the watercourse and close proximity to the historic town centre, making it a prestigious address.

Ladislav Peychl purchased a corner plot near his then residence (no. 1), where he was renting a flat from Dr Neuern, a former town mayor (who resigned in 1935), and where he maintained his medical practice until 1953.

The design of the apartment house was entrusted to Oldřich Liska, a graduate of the Dresden School of Applied Arts, whose practice was one of the most prominent architectural offices in north-eastern Bohemia between the 1920s and 1950s. The project for the Peychl family represents one of his final pre-war works.

Liska designed the house as a two-storey block with a rectangular floor plan, its smooth facade enhanced by a vertical risalit. Projecting from the first-floor level, the risalit is articulated by three bands of windows and culminates in an asymmetrically shaped roof. The vertical emphasis of the projection thus counterbalances the horizontal lines, giving the house on the riverfront its distinctive silhouette.

In keeping with the principles of functionalist architecture, of which he was a strong proponent, the architect emphasized the quality of the living environment—ensuring ample natural light, generous proportions, and proven functional layouts. The south-west-facing flats featured a particularly distinctive element: a dining room set within the risalit, with strip windows offering an unobstructed view of the river.

Realizing Liska’s vision, however, was not easy. The original project from July 1938 ran up against the limits of the regulatory plan. In his assessment dated 25 June 1938, Adolf Liebscher emphasised that the building depth must not exceed 11 metres in order to ensure the sufficient width of the courtyard. However, Liska was unable to meet this requirement due to the floor-plan concept. The subsequent modifications disrupted the originally strict symmetry of the facade, while the newly ‘animated’ window composition took away from the clarity of the original design.

The building, officially approved on 30 October 1939, nevertheless offered comfortable two-room flats with a bathroom, pantry, maid’s room, and a small balcony or loggia. Inside, a spacious staircase with a delicate railing—the only element of the original fittings to survive to the present day—was a notable feature. The facade has remained unchanged since completion and, together with the building’s overall massing, demonstrates Liska’s effort to balance the functionalist ideal with the demands of regulatory discipline.

The house on Kalinovo Embankment thus became not only a prominent example of pre-war residential culture in Německý (Havlíčkův) Brod, but also a record of the compromise between the architect’s vision and the strict regulations that shaped the emerging district.
